Fire-damaged house, rebuilt and sold
We bought this house after a fire and brought it all the way back. Burned roof structure torn off and reframed, new decking and roof, spray foam insulation, custom vaulted ceilings, and custom tile throughout. Finished with a refinished kitchen with quartz counters and a spa-style primary bath. It sold for just under $500K.
High-end remodel: open living & steel doors
Heavy structural work: a load-bearing wall opened up with an engineered double LVL beam and new headers to fit a five-panel accordion patio door and a full wall of steel windows and transoms. Plus a hand-laid natural stone fireplace with a new insert, luxury steel entry and French doors, upgraded lighting, and a whitewashed pine tongue-and-groove ceiling.
Our rental: whole-house rehab
One of our own rentals, inside and out. Outside: brush cleared, old porch roof removed, new lap siding, windows, doors, roof, trim and skirting, rebuilt decks, and a concrete driveway in place of gravel. Inside: new LVP flooring, paint and baseboards, the original cabinets painted, the hanging cabinets removed to open up a quartz peninsula, and the bathroom rebuilt with a new tub, tile surround, vanity and lighted mirror.
Kitchen remodel
We took out the old raised bar and rebuilt the half wall for one continuous quartz peninsula with an undermount sink. Original cabinets were sanded and refinished, with a new subway tile backsplash, a chimney-style range hood, crown molding, and new light fixtures.
Tub-to-shower bathroom remodel
Gutted to the studs and the damaged ceiling replaced. We removed the old window over the tub, framed in the opening, and patched the outside with matching Hardie lap siding so the new shower wall is solid and watertight. Then the fiberglass tub became a walk-in tile shower: ceiling-mount rain head plus wall and handheld sprayers, LED-lit niches, a pebble shower floor, and a sliding glass door. Finished with wood-look floor tile, a new vanity, a fan light, and matte black fixtures.
